Make Your Home Near Camp Rockmont

Purpose The Rockmont Alumni Village will provide the opportunity for alumni of Camp Rockmont to build summer or retirement homes in an environmentally-friendly community of shared experience and purpose that is close enough to camp to allow alumni to utilize the camp facilities and participate in camp activities when appropriate.

Location The Rockmont Alumni Village will be located on 22 acres atop Allen Mountain (better known as "The Saddle") overlooking and within earshot of Lake Eden. Accessed via Seldom Home Drive off of North Fork Road, the Village is less than a five minute drive from Rockmont.

The Property The property is a beautiful setting for mountain living. The terrain is gently sloped and westward facing, with thick coverage of hardwoods, rhododendron and mountain laurel. Viewed looking eastward from the Eden Hall deck, it occupies the middle to upper reaches of the left side of the right hump of the Saddle. The property has been in the Jones' family for many years; some members of the family live in homes in the lower section of the mountain, and others have placed their holdings in Irrevocable Charitable Trusts which remain undeveloped. Mary Evelyn Jones owns the proposed parcel; she is in her 80's and is poor health. Rockmont has secured a 12-month option on the property while we gauge interest in the concept among Rockmont alumni.

Price Pricing per lot is undetermined at present pending additional research on the costs associated with development of roads, sewers, and utilities.

Eligibility The opportunity to purchase a lot will be made available to selected Rockmont alumni, based on criteria such as participation in the Rockmont Alumni Association, Camp Diversity Foundation, number of years at camp, and willingness to participate in Alumni Village and Rockmont-related activities as appropriate.

Ownership Ultimately each lot and subsequently built home will be owned by the alumni purchaser. Initially Camp Rockmont will purchase the property based on pre-sale commitments from interested alumni and then re-sell based on those commitments. Restrictive covenants, put in place by Camp Rockmont as the developer, will require owners who wish to sell their lot/home in the Alumni Village to post the listing for 90 days on the Rockmont Alumni Association website before offering it to the general public. Alumni owners who wish to bequeath their lot/homes to children or family members who are also Rockmont alumni will not be required to post the listing on the alumni association website.

Land Use Covenants Deed Covenants will be utilized to ensure relatively consistent mountain-style homes, using environmentally-friendly colors and building materials, with limitations on tree clearing, and acceptance of noise from camp activities. The side-benefit of these restrictions will be the protection of Camp Rockmont from unsightly views of the mountain from camp or intolerant neighbors, and protection of the mountainside from overdevelopment.

Rockmont Activities As project developer, Camp Rockmont will offer opportunities to participate in various camp activities during the summer session as appropriate and use camp facilities in clearly-defined ways during the off-season. Residents of the Alumni Village may have opportunities to assist with teaching of skills, giving of devotions, attendance at Camp Church, Council Ring and Paladin activities, and participation in special functions such as the 4th of July fireworks display, depending on the needs of the camp staff. Use of camp facilities may include acceptable use of hiking trails, tennis courts, and fishing lakes, all requiring permission from Camp Rockmont which shall not be unreasonably withheld.

Next Steps The immediate objective is to determine whether sufficient interest exists among Rockmont alumni to pursue the concept. Calls will be made on selected alumni and the response will be gauged. If it does appear to be of sufficient interest, the next steps would be to establish a firm price for the lots, based on costs associated with development, and develop the site plan. A prospectus and site drawing will then be drafted and used to qualify potential alumni purchasers; the prospectus will include a letter of intent to purchase and require a commitment fee upon execution. The commitment fees would be held in escrow pending Camp Rockmont's purchase of the land, and in turn the committed alumni would purchase their lots from Rockmont. Rockmont would begin the road grading and other development necessities, after which alumni could begin building.
